Two of the new homes under construction in the 300 block of Montclair

Here is something we won’t see for again for awhile, if ever. There are three new homes under construction all in the same block of the Winnetka Heights Historic District.

“I think there are only two or three vacant lots left in the neighborhood that could be developed,” says Winnetka Heights Neighborhood Association president Jeff Fahrenholz.

All three lots, in the 300 block of North Montclair, have been vacant for years. And now, two-story prairie-style homes are being built simultaneously on the lots by three separate builders.

All three builders, Christian Chernock, Tom Prohaska and Frank Posada, live in Oak Cliff.

Prohaska and Posada bought their lots after previous owners had already obtained approvals from the Landmark Commission. Chernock has owned his lot since 2008. But all three had landmark approval and started building earlier this year.

Prohaska says the lot where he is building was the site of a fire in 2008 that ruined the previous house. The one he’s building comprises about 2,500 square feet. It has four bedrooms, three bathrooms and a two-car garage. Architectural details include shaker-style cabinets, coffered ceilings and crown molding. He expects to list it, in a few weeks, for around $500,000.

Posada says he’ll put a price on his house “the day it’s done.” It has four bedrooms, three bathrooms, a floorplan that is true to the 1920s style of the house and lots of closet space, he says. The home features 10-foot ceilings, hardwood floors, custom mill work and a tw0-car garage.

“I’m having a lot of fun with it,” he says.
