Some 10 years of work to rezone a nearly 900-acre area of north Oak Cliff could come to a close this week.

Dallas City Council could vote on the Oak Cliff Gateway plan, which reworks how land and buildings can be redeveloped. The Gateway are roughly is bound by the Trinity River, Interstate 35 and Beckley. It includes the Lake Cliff Park area, Burnett Field, Methodist hospital and Beckley between Zang and Interstate 30.

The 98-page proposal includes rules for building heights, parking and building uses. It includes a “medical district overlay” for Methodist hospital, which allows only medical uses an parking. The medical district overlay also allows for pedestrian sky bridges over Beckley and Colorado, which would have to be approved by the City Plan Commission and City Council to be built.

The gateway plan allows for buildings as high as 20 stories along the Trinity River, and it sets standards for how those towers must be spaced and oriented.

The Oak Cliff Gateway plan has been in the works for at least a decade. City Councilman Scott Griggs boosted it forward over the past couple of years after making a campaign promise to get the thing passed.
