A high-end apartment developerĀ could build an 11-story apartment complex at the northeast corner of West Commerce at Pittman.

Toll Brothers Apartment Living, a division of Pennsylvania-based luxury homebuilder Toll Brothers, entered the Dallas market last year with aĀ nine-story apartment projectĀ in Oak Lawn. We don’t know exactly what the company has in store for West Dallas, but they’re asking the City Plan Commission this week to re-plat two adjoining tracts.

“We are currently in the due diligence process for this site and cannot provide details at this time,” says marketing directorĀ John M. Piedrahita. “We are excited by what West Dallas is becoming with great restaurants, Trinity River access and the accessibility to Downtown Dallas.”

The property, which totals about 3.9 acres, is acrossĀ the street from the Alta West Commerce apartments and The Foundry/Chicken Scratch.

Currently there’s one building on the property, a 32,800-square-foot industrial/manufacturing warehouse that houses Marlin Landscape Systems.

The zoning allows for a mixed-use development of up to 11 stories risingĀ no more thanĀ 145 feet.

It calls for retail space on the ground floor with residential above, plus broad sidewalks, street trees and parallel street parking.

The zoning requires “an overall urban feel with pedestrian amenities” and heights that “reflect the rising topography and protect the downtown view.”

Toll BrothersĀ has beefed up its investment in the apartment market nationally despite evidence of overbuilding, according to the Wall Street Journal. There are some 50,000 apartment units under construction in Dallas, the mostĀ in the United States.
