It could be cheaper to lease an apartment in Downtown, Bishop Arts or Lakewood than in one West Dallas ZIP code.

The median rent in 75212, which includes Trinity Groves, spiked in September 2021 to more than $2,100, according to RentHub. That puts its prices neck-and-neck with some of Dallas’ most expensive neighborhoods.

Median rent is the price at which half of leases cost more and half cost less.

The graph below show how 75212 compares to Dallas’ other pricey neighborhoods, including 75205 and 75204, Uptown, and 75225, Highland Park.

Rent increased more than 17% in the Dallas region last year, according to RealPage. That’s higher than the national average of 14% and a cost spike that is “unheard-of,” according to the Dallas Morning News.

The average rent in the Dallas/Fort Worth area is now $1,385. Rent for new buildings increased 20% in 2021, according to the data from RealPage.

In Oak Cliff, the median rent hovers around $1,200, according to the data below, from RentHub.

In Bishop Arts, 75208, the median rent is now hovering around $1,600.
